Case Study 1

A new build of a 4 Bedroom Duplex with a construction cost of $425,000

John built a new 4 bedroom duplex for $425,000 just over one year ago.

John rented his property and received a rental income of $400 per week, or $20,800 per annum.

Expenses for his property
Interest (5% per annum) on a loan of $400,000 $19,992.00
Real estate management fees (first week's rent
& 8% of total rental)
$2,064.00
Rates $1,200.00
Maintenance costs $6,000.00
Total $29,256.00

Towards the end of the first year of owning the property, John's annual outlay amounted to $5719.20 or $113.83 per week. At the end of the year, John completed a tax depreciation schedule with Australian Tax Depreciation Services who completed an onsite inspection of the property and created a comprehensive tax depreciation schedule. Using the diminishing value method - with the completion of a tax depreciation schedule from ATDS, John could claim $17,291 in depreciation in the first full financial year. The following tables show the financial situation with and without depreciation.
